These terms govern the use of the Bridge Estate website, the client account area and the information published here. By browsing the site you accept them. Specific services are governed in addition by the mandate or agreement signed with you.

Bridge Estate acts as a real estate intermediary between clients and owners, developers and landlords in Thailand. We are not a party to the lease or sale contract itself, and we do not provide legal, tax or investment advice. We work with independent lawyers and accountants when your file requires it.

Listings, photographs, surfaces, rental prices and sale prices are indicative and provided by owners, developers or our internal catalogue. Availability changes daily. Nothing published here constitutes a binding offer; every figure is confirmed in writing before any reservation, deposit or signature.

You are responsible for keeping your login credentials confidential and for the content you upload to your portal. Accounts used fraudulently, or to scrape or resell our listings, can be suspended without notice. You can ask us to close your account at any time.

For rentals, our commission is generally paid by the landlord. For acquisitions, our remuneration is disclosed in full before you commit. Any fee payable by you is written down and agreed in advance, never discovered at signature.

We take care to keep this site accurate and available, but we cannot guarantee uninterrupted access or the absence of errors in third-party information. Our liability is limited to direct damage attributable to a proven fault on our part.

These terms are governed by Thai law. We will always try to resolve a disagreement by talking first, and we answer every message at hello@bridgeestate.co.
